Three Abbey Green Access Statement
Three Abbey Green is situated in a small picturesque cobbled square in the centre of Bath. The cobbles, while being well-maintained, present an uneven surface. The surrounding pavements consist of traditional Bath Blue paving slabs, which are also somewhat uneven. Vehicle access to the square is restricted, though it is possible to drive up to the front door of the guest house to unload. The pavement is about a metre wide at this point and there are four steps up to the front door. Each step is the full width of the door and there are railings to either side of the steps which may be used for support. If we are advised of arrival time we will endeavour to be on hand to offer assistance. We have a ‘single key’ access system: guests receive one key on arrival, which fits both the outer and inner front doors and the guest’s bedroom.
The dining room and reception area are on the lower ground floor, accessed by a conventional staircase with a double curve, with steps which narrow on the curve. The staircase has handrails on both sides. On the half landing leading down to the dining room we provide toilet facilities and baby changing facilities. This is the only ‘public’ toilet in the house.
At the bottom of the stairs, there is a desk with computer and printer for guest use, with a conventional dining room style chair. The dining room contains a number of tables which we can group together in order to seat larger parties together. The floor-covering is smooth vinyl. Some breakfast items are self-service, though if you would prefer table service please ask. If guests are unable to negotiate the stairs we will provide breakfast in their room.
On the ground floor there are two bedrooms. The Westwood Suite is a ground floor family room ideal for three guests. The spacious main room includes a superking double or twin beds, large sofa and chair, with a further full-sized single bed in the small adjacent room. Both share the newly refurbished en suite bathroom which includes low-sided bath, separate wet-room style shower enclosure and various aids to mobility. The shower room is spacious enough to allow full access in a wheelchair to any of the facilities. The shower room doorway is 29.5 inches wide.
The second ground floor room is Lady Hamilton, with a superking size double or twin beds. The shower room here is a little smaller with a walk in shower. There is no ‘lip’ on entry to the shower room which would make it easy for wheelchairs to enter. There is again space to manoeuvre a wheelchair within and the doorway is slightly narrower at 25.5 inches.
The guest house is a Grade 2 listed building and as such has no lift. In light of this fact, we state that rooms on the upper floors are not suitable for wheelchair users. Please contact us if you have limited mobility and wish to know more about our other rooms. We welcome families with babies and children and have toys available in the dining room. We also provide travel cots with suitable bedding free of charge, as well as the designated baby-changing facility mentioned previously. We regret that no pets or assistance dogs are permitted.
Three Abbey Green is approximately 250 yards from both the railway station and the bus station. There are taxis within 50 yards and we are happy to book taxis if guests wish to be collected from the front door. The major city attractions are very close by. The Abbey and Roman Baths are within 50 yards and the Thermae Bath Spa is no more than 250 yards away. We are surrounded by many independent restaurants, the closest of which is within 30 yards of the front door.
There is no designated parking at the guest house. We suggest that guests use the nearby public car parks at Southgate or Manvers Street. Manvers Street car park is next to the police station and Southgate car park is beneath the Southgate shopping area (Zone A and exit A are closest to Abbey Green).

There are designated car parking spaces in the Manvers Street Car Park and Southgate, both approximately 150m from the apartment. Although parking is not permitted, it is possible to drive into Abbey Green to unload every day except Saturday when access times are restricted (no access 10am – 6pm).
There are two steps up to the front door. The hallway is spacious and big enough to store a wheelchair during your stay.
There are wide stairs to the first floor where the apartment is located. There is a single handrail on the right hand side of the stairwell. The stairs are in an oblong shaped stairwell with two curves on the stairs to each floor. There is no lift. We are happy to assist guests with luggage.
The apartment occupies the first floor and is all on a single level: the bedroom is large with plenty of room around the superking-size double bed, which can be split into two singles if required.
The lounge has a sofa and two armchairs with plenty of space to manoeuvre a wheelchair.
The kitchen has some high level cupboards and is fitted with floor level fridge, dishwasher and washer/dryer. The oven/microwave is fitted in a built-in unit and is approximately 1.2m above floor level.
The bathroom has a walk-in shower (with one small step up and doorway width of 45cm), toilet and wash-basin.
All corridors and public areas are well lit with time-switches on every floor near doorways and all doors and corridors are wide enough for wheelchairs/walking frames/pushchairs.

There are two steps up to the front door.
The hallway is narrow and it would be inadvisable to use this area to store anything during your stay (wheelchairs for example), as this would restrict access in case of emergency.
There are very narrow stairs throughout the building. There is a single partial handrail on the right hand side of the stairwell. The stairs are in a small stairwell and there are two narrow curves on the stairs between each of the three floors.
There are narrow winding stairs to the first floor where the room Emma Woodhouse is located.

A second narrow staircase leads to the second floor where the room Elizabeth Bennet is located, a double bedroom and a bathroom. The bedroom is large with adequate space around two sides of the superking-size double bed. Please note: the bed can be split into two singles if required. There is a wall mounted remote controlled TV. The bathroom is fitted with a conventional bath, toilet and washbasin.
A third narrow staircase leads to the third floor where the room Elinor Dashwood is located, a double bedroom and a shower room. The bedroom is large with adequate space around the king-size double bed. There is restricted access to the far side of the bed. There is a remote controlled TV placed on the chest of drawers. The bathroom is fitted with a walk-in shower, toilet and washbasin. There is a storage cupboard in the corner of the bathroom. This is not accessible.

Penthouse and Bathwick View Access Statement
These two apartments are part of a new development of just four high quality apartments above Barclays Bank. The apartments are located on the upper floors of the building; Bathwick View is on the second (US third) floor and The Penthouse Suite is on the third (US Fourth) floor.
The apartment building is located very close to the main attractions of Bath. The Abbey & Roman Baths are about 200m away.

Bathwick View and the Penthouse are situated on the main street from the train station and bus station into the city, a level walk of about 100m. Parking is available directly opposite the apartments in Manvers Street pay and display car park and adjacent to the apartments in Southgate car park. A pedestrian crossing links Manvers Street car park to the entrance of the apartment building. It is possible therefore to carry bags from the car park across the street straight into the apartments.
Access to the apartments is via the disabled access door for Barclays bank, which is open during business hours. An electronic key pad which requires a code is used outside these hours, allowing entrance into the outer lobby. There are two doors from the outer lobby. One leads directly into the bank while the other requires a code to access the inner lobby. Door entry codes will be provided with booking confirmation.
The inner lobby contains the main staircase leading to the upper floors. This staircase is wide and has handrails on both sides. There is no lift. The building is Georgian in style (rebuilt mid 1970s) so ceilings are high and therefore the staircase is quite long. Between each floor is a half landing on the curve of the stairs which provides a place for rest if required. The landing on each floor serves two apartments and is wide enough for a wheelchair, except for the top floor where access for a wheelchair would be limited.
The apartments are similar in design. Access to each apartment is via a single key. The front door opens into the hall, off which is a double door leading to the lounge. There are also two doors leading to the bedrooms and one door leading to a shower room with WC.
The larger bedroom is big enough for a wheelchair and access to the en suite bathroom would also be suitable. The bath has hand holds and a hand held shower head to assist bathing. There is a low level WC and stone washbasin in the bathroom.
The smaller bedroom has limited/narrow access to each side of the bed. The shower room also has limited/narrow access to a stone washbasin and low level WC. There is a step up to get into the shower cubicle.
All apartment floors are carpeted with the exception of the kitchen and bathrooms which are tiled. There are no steps within the apartments. All light switches are low level and electrical sockets are raised above floor level. The televisions in both the bedrooms and the lounge are wall mounted but can be used via remote control.
The kitchen has limited access and might be difficult to use from a wheelchair. The kitchen contains built in coffee machine, washer/dryer, dishwasher and hob which should all be usable from a wheelchair. The oven is ‘built-in’ but with knobs at the top, which may not be easily accessible from a wheelchair.
There are two fire extinguishers and a fire blanket in each kitchen. A fire extinguisher and alarm button are available on the landing outside each apartment. Each apartment has a fire notice in the hall detailing the fire assembly point and there are detailed instructions in the Welcome Pack.
